Solid Real Estate Investment
- The community offers an outstanding niche in the world-class oceanfront resort market because of superior land planning and design and an overabundance of resort amenities – all on a subtropical Island surrounded by the Atlantic Ocean.
- Capital appreciation over the past 30 years has been outstanding, and at today’s current prices, offers buyers an outstanding opportunity for years to come.
- The Sun Belt is in the path of current growth. In the next 25 years South Carolina is projected to see its population increase by 20 to 30 percent.
- Over 2,500,000 (million) people a year visit Hilton Head Island, and many of them fall in love with our community, our lifestyle and decide to become property owners.
- South Carolina #1 Choice – The Wall Street Journal recently published a survey from Del Webb (developer of Sun City communities throughout the country) stating that 20% of 50-year olds relocating in the future would most likely move to South Carolina.
The results:
o South Carolina 20%
o North Carolina 16%
o Florida 15%
o Tennessee 9%
o Arizona 8%
o California 8%
o Virginia 8%The criteria:
o Cost of living 81%
o Access to preferred 65% health-care programs
o Cultural/recreational amenities 61%
o More favorable climate 60%
o Community/networking opportunities 54%
o Being close to children 46%

- Accessibility:
o Hilton Head Island is within a 15 hour drive-to-radius for 105,000,000 (million) people and is attractive to international visitors.
o The approval of the expansion of the airport runway will not only help us with commercial flights but will also allow corporate and private jets to fly to the Island thus opening up the high-end luxury market.- WW II and baby boomer generations, the wealthiest in our country’s history, will bequeath trillions of dollars over the first half of this century to children, friends and charity…many of whom will buy resort real estate.
- 77,000,000 (million) baby boomers are reaching retirement age, are living longer, are more mobile and are looking for the “good life.”
- Hilton Head Island is a controlled real estate market because of density restrictions of the Land Management Ordinance (LMO) and is virtually built out of developer inventory. The vast majority of future inventory can only be generated from existing owners deciding to sell causing upward pressure on prices as demand will always outstrip supply.
- No developer inventory is currently on the market.
o This is a huge competitive advantage over other communities that have years of standing developer product or future development product planned that cannot be brought to the market plus resales to sell.
o We are a resale community. If there is any new future development, it will only be in a planned unit development that was grandfathered in the original Land Management Ordinance (LMO) which only allows four units per acre.- If you compare oceanfront / ocean-oriented prices to other high-end resort communities on the East Coast, Hilton Head Island is moderately priced and represents exceptional value.
- Outstanding financing: Lenders offer low down payments with attractive interest rates giving buyers more buying power.
- Where applicable, outstanding tax write-offs help decrease real costs.
- Condominiums and homes can be income producing to help decrease costs.
- Owning real estate establishes a forced savings program.
- The fundamentals that make our community unique in the resort industry have not changed. Why wait until the market rebounds and pay more?
- Hilton Head Island represents a wonderful opportunity for families to have quality time and relaxing moments together and yet have an outstanding real estate investment that will enhance their investment portfolio.
- Hilton Head Island real estate has become the most valued investment for many families, excluding their primary residence.
- You cannot put a dollar value on family enjoyment. The time to begin creating family memories at the beach is now.
Why Hilton Head Island?
If you love Hilton Head Island today…wait until you see all the exciting changes planned for the future! The Town of Hilton Head Island along with private communities, property owners associations and resort operators are working diligently and are at different stages of planning future plans and capital improvements of approximately $100 million that will enhance the ”quality of life,” family enjoyment and the beauty of Hilton Head Island. o Self-funded through the “Beach Preservation Fee” (2% from all lodging 90 days or less) Hilton Head Island is one of only a few towns in the country that funds its own beach nourishment.
o Town of Hilton Head has completed 3 renourishment projects with a total investment of $37,000,000 (million)
o The next beach nourishment project is planned within the next couple of years based on how the beach nourishment project completed in 2007 holds up.Why Buy In a Recession?
Family Enjoyment and Lifestyle…The Time Is Now!
- A recession is a very natural part of our economy, and astute buyers and investors realize the exceptional buying opportunities as well as the short and long-term effects of a recession on the real estate market on Hilton Head Island.
- A recession is a decline in economic activity creating a decline in economic trade and prosperity. A recession is nothing more than markets telling business that the old ways of doing business are not working; they are broken and need to be fixed.
- Since 1976, this is the fifth recession with which I have been involved on Hilton Head Island. I find one common thread in each recession – inventories increase, while prices and sales decrease. This price correction leads to exceptional opportunities for astute buyers who have confidence in our country.
- Financial rewards – Because Palmetto Dunes, Shelter Cove and Leamington have historically been solid real estate investments, they offer exceptional capital appreciation opportunities for patient investors interested in holding for 3, 5, 10 years or more.
- Palmetto Dunes, Shelter Cove and Leamington have their own niche in the marketplace and are moderately priced, compared to other high-end resort communities on the east coast.
- Historically, we are one of the last areas to be affected by a recession and one of the first to rebound.
- No developer inventory is currently on the market. This is a huge competitive advantage over other communities who have years of developer product to sell. We are a resale community. If there is ever any new future development, it will only be small individual parcels that may or may not be grandfathered.

What “The Wall Street Journal” writes about the Real Estate Market on Hilton Head Island…
A recent article from The Wall Street Journal, “Vacation Homes: Why It May Be Time to Buy” discusses the second home market across the country, including Hilton Head Island, which the magazine termed a “blue-chip market.” Highlights from the article include:
- While prices are still falling in most regions, the luxury home segment is picking up.
- At the top of the market, particularly luxury homes, prices have proven very elastic, and have sprung upward quickly.
- Hilton Head benefited from tough restrictions on building, which kept inventories manageable during the bust.
- Most vacation-home buyers aren’t looking to make big investment profits. More than 80% of second home buyers surveyed by the National Association of Realtors in May reported that they bought for consumption reasons – to live in the house and enjoy it!
- If you have the money and plan on staying put for the long term, now may be a good time to buy.
- Blue Chip Market – A handful of spots where prices have stabilized and could soon rebound as sales pick up. These areas include:
o Santa Barbara, California
o Aspen, Colorado
o The Hamptons, New York
o Hilton Head Island, South CarolinaSource: The Wall Street Journal on Saturday, July 23, 2011 “Vacation Homes – Why It May Be Time to Buy”
